Just live somewhere else. Pros: water pressure Easy to pay rent Cons: everything else old windows with broken screens so the unit is infested with tiny beetles. like hundreds when it's not winter, but we still pay for pest control Hot tub and pool almost always "closed for maintenance." Myself and one other resident cleaned the pool for about a month in July before they finally got around to doing it themselves I also shovel walking paths as does a different resident because it's always dangerously icy when it snows and they don't do it themselves Trash cans for dog poop are overflowing. You can smell it from 100 feet away, it's rancid Toilet will flush forever if you don't jiggle the handle just right, old washer and dryer

This place isn’t even worth a one ⭐️! My son and his roommates moved here and the neighbor from hell lived here slashed my sons tires and broke his window the first day they where here and they didn’t help with repairs. The tenant threatened to kill my son 😑 he broke all the windows to management office and made every single one of them quit. Management is horrible if you’re an adult stay away from this place. 6 months later the neighbor that lived down stairs tazed the boys and their girlfriends and management did nothing again this place isn’t worth the money at all stay away from here. UPDATE I received an email from management 🤣 they flat out lied and said my son never filled out an incident report! Which he did they don’t want to take accountability for their actions! Of fix are car that a tenant destroyed! This apartment complex isn’t safe! And I don’t recommend it.

They don’t even deserve a one star. Seeing all these reviews makes sense! They just love to take your money! They kept our holding deposit when we weren’t approved for the apartment complex. No apartment complex does that but them, make sure to read the small print on the bottom of pages. As they did us dirty and many others, don’t worry, housing legislators are coming your way.

Not good at all. Way over priced. It took almost 6 months to get fixes in the bathroom completed that were not prepped ready upon move in. We are now 3+ weeks into a mice problem. Two weeks after reporting the problem an exterminator finally came. to the apartment and set traps and we continue to have mice. We're told until we can provide a video of the mice running around before an exterminator will not return. Unrealistic. Mice do not wait for you to take a video, and photos of mice droppings are not even enough to satisfy our interest to have an exterminator return. We cannot even get a commitment on how long we might have to live with mice that have not been eradicated before they would move us. Over 3 weeks into when we brought the problem to the management of the complex we are still living with mice, and only at our cost can we move to a different apartment. The manager referenced other tenets who have been had mice challenges as well. For the two-reasons referenced, and many other considerations I would 100% NOT recommend anyone pay a premium rent, or any rent at Courtney Park Apartments.

We lived at Courtney Park from 2019 to 2023, and we were really happy here at first. The apartments are modest but well-designed, with surprising storage capacity even in the smallest one bedroom. Our building was well-insulated, and whoever remodeled the cabinetry and sinks before our move-in did beautiful work. Other people reviewing the complex often poke fun at the “luxury apartments” advertised on the sign, and that’s fair – these are popcorn-ceiling units at heart, though it might be correct to say that they used to be luxury apartments in the late 1980s when Courtney Park was built. The maintenance folks we knew were friendly and responsive, and the grounds were always well-maintained. It was lovely living within walking distance of the Safeway and the power trail and it was a nice bonus having a heavy bag in the 24-hour gym. If we had moved out in mid-2022, we would have given this place five stars, no question. But Courtney Park went downhill fast between late 2022 and early 2023. Our building developed mouse problems and management took weeks to get pest control out to help. We really had to pester them too; their lack of urgency about mice running free in our unit was as frustrating as the mice themselves. Courtney Park’s “48 hour maintenance commitment,” once true to its word, devolved until it became the punchline to a joke; it was taking weeks to get even minor requests looked at. We were also charged sporadic fines for not having renter’s insurance despite having renter’s insurance the entire time we lived there. Some of these charges have been refunded, but not all; no one has responded to our emails and calls asking for help getting the last of these charges resolved. And even their smallest one-bedrooms (620 sq ft) are absurdly expensive right now: ours increased to over $1500 per month during the last year we lived there. On top of all that, management somehow canceled our mail delivery, and it took days of talking with the post office to get regular delivery restored. No word from the office on how this happened. All of these irritants speak plainly to Courtney Park’s most fundamental problem: management simply will not get back to you. As best we can tell there’s no one handling resident communication anymore, and it got worse in our last few months there. Just getting someone to acknowledge in writing that we had turned in our keys took multiple unanswered emails, phone calls, online portal submissions, and two visits to the office weeks after we’d moved out. We were literally told, two months after leaving, that there was “no record of us having moved out.” Had we not been so assertive in getting something in writing about this earlier, we likely would have been on the hook for thousands more in rent, which is really unnerving. This is not to overly fault any of the front line folks working at Courtney Park. The one remaining maintenance worker in particular was friendly and professional during our last year there, and he seemed to be doing the best he could with a really bad situation. But we’re talking 248 units built over thirty years ago, which is way too much responsibility for a single handyman. We also heard rumors that most of the staff quit in mid-2022 after a resident hurled a rock through the main office window. That sudden turnover would explain many of the problems we experienced. But it doesn’t make sense that the complex is still so poorly staffed over a year later. The complex might be sick right now, but it has a great location and good bones. We’re leaving a second star here in honor of what Courtney Park used to be, and also in the hopes that new management can fix the communication nightmare and turn things around. But if you’re considering renting here in the near future, there are surely cheaper and less dysfunctional places to live in Fort Collins. Update: CP is now pursuing us through debt collections. Four months after moving out for a bill they never sent us. Do not sign a lease with these people. And if you're living there now? Lawyer up if you can. One star.

DO NOT WASTE YOUR TIME! Have service / ESA animals? They don't care, they will willingly break the American Disability Act and law to charge you pet rent for their own greed. Disabled? Don't worry, they are ableist and will refuse to help you or make anything convenient in assisting you, like not allowing you to pay online and making you write a check for rent and hand it into their office when you're physically disabled. Have a problem and need maintenance's help? They will charge you for every little thing you need to have fixed, and then take forever getting to fixing the problem. Hidden fees? Absolutely, they will lose your paperwork that you give them when signing your lease, then blame you for being non-compliant and charge you for it. Need a good point of contact? Don't worry, they have changed management at least 3 times in a short span so you will never have a good continuity reference point.

I hate to write a bad review but Courtney Park really earned it. They are the most unorganized anti customer service organization that I have ever dealt with. During our lease, the power went out numerous times- sometimes for days at a time. All of our food went bad and my breast milk freezer stash did as well. When we asked for the bare minimum of our groceries being replaced (we had receipts) they offered $50 and no more. The units are awful- stairs crumbling, mold accumulating- in desperate needs for repair. There is a new property manager every month. No one answers phones or emails. Upon move-out, we were told that every deposit is charged for professional cleaning and carpet cleaning regardless of condition. We were asked for our forwarding address for the remainder of our deposit 4 different times. We just received it and there is no explanation on how they came up with the amount given- only a check dated over a month ago that they must have been too busy twiddling their thumbs to send. The word "luxury" on the sign is probably the only thing that has me smiling about this place because it is SO laughable.

Worst rental company I have ever heard of in my life. They take money from you knowing you're trying to move. Then it takes 6 to 10 weeks to get back. Do not rent from them, bunch of Crooks. What a scam
